Grangemouth: Rosemary Clay Tile
We stripped and fully replaced this roof, it was required as the roof had become nail sick and the tiles had delaminated. The battens under the Rosemary tiles have to measured and fitted to perfection, if not the correct cover from each tile could be lost.
Linlithgow: Domestic Property
On this large steading conversion we were called in to solve major water ingress issues the homeowners were experiencing due to poor workmanship. The steadings are approximately 2 years old, we had to strip and salvage the materials we could and then re roof and correct the poor lead work and stonework that contributed to the problems.
The tiles used are Sandtoft Clay Pantiles, tiled in traditional fashion with three courses of slate at the eaves (lowest point of the roof). Where the pantile meets the slate it was bedded to Lime Mortar (Tradibalnc), again in the traditional way.
Please note we use the correct Lime Mortar and the exact ratio mix suited to the job in hand.
This shows skill and knowledge to carry this off.

West Lothian: Domestic Property
We installed a full Redland Regent Roof Tile system on a kitchen extension. Under the valley tiles we fitted valley boards, this reduces the amount of cement used and also prevents the cement cracking when the lead expands and contracts with temperature changes.
Dollar : New Build House and Garage
The specification for this project was Sandtoft Rivius Clay Tiles which have been laid to perfection. We made sure there will be no worries for the homeowner of this property as every tile is double nailed and clipped to out perform the Scottish weather.
Edinburgh: MOD Dreghorn Barracks
For the Ministry of Defence we completed this re roof of a Drill Hall and Changing Area. The specification for the MOD had to ensure that unlawful access could not be gained via the roof, with this in mind the Decra Metal Roof Tile was selected as it is Secured By Design meaning that damage or vandalism risk is significantly reduced. This type of roof tile is popular with Police Buildings, MOD and other properties where security is a priority.
Kirkintilloch – Glasgow
This property on the outskirts of Glasgow was in need of a full roof replacement as the roof tiles had become completely porous allowing water ingress in various locations over the roof area. Fortunately the sarking was in good condition and did not need replaced.
A Redland Renown Terracota Tile was selected and installed on this project and using graded battons every tile was nailed and clipped to comply with the new BS5534 standards which came into effect in 2014.
The dormers were covered with Single Ply Membrane along with code 5 lead for the dormer detailing.

Cottage – Dollar near Stirling
This traditional cottage received a full roof makeover whilst maintaining character and complying with the local authority's conservation policy. The property’s existing roof was stripped which uncovered sarking repairs which were required. The roof was then retiled using a Redland Cathedral Clay Pan Tile in Terracotta colour. From the photos you will notice the eaves courses are slated with Samaca Slates and where the first tile meets the slates lime mortar is used to close the profile gap. A stunning project completed.
This privately owned bungalow required a full roof over hall and to keep with the original look we advised the installation of a Redland Rosemary Light Mixed Brindle Tile rather than the Rosemary Classic Red, which takes time to age. As with all our tiled projects the roof was felted with VP400 Breather Membrane and battened and tiled to the new British Standard 5534 Regulations. The small dormer was replaced with Icopal Sureplan Single Ply Membrane and sets of the finished roof nicely.
This beautiful detached bungalow required a full roof overhaul which seen the removal of Rosemary Clay tiles and replacement with Redland Concrete Duo Plain Tiles which we recommended as it allows the original look of the property to be maintained. The tiles were complimented with the full Redland verge and hip system along with full rainwater goods replacement. A stunning overall finish achieved.
This property had a combination of both flat and steep pitched roofs which all required full replacements.
The pitched areas were divided by a large valley gutter which was redone in Fatra Single Ply Membrane as was all other flat roof areas.
The tiled area was fully stripped back to the trusses and reboarded with 12mm Sterling Boards. The roof was then felted with VP400 Breather Membrane and the counter battens and graded tile battens fixed before tiling began using Marley Ludlow Majors, all were fitted to meet the British Standards BS 5534.
All facsia, soffits, gutters and downpipes were replaced as well as White PVC Channel lining to the dormer window, which looks fantastic.
Coaltown of Wemyss
Set in the lovely little village of Coaltown of Wemyss on the Fife coast this cottage has had a full roof makeover. In keeping with the picturesque surroundings the roofs in the area the original tiles were replaced with Sandtoft Olympus Natural Clay Pantiles and were fitted Sandtoft manufacturers standards, which includes BS 5534 Code of Practice for Slating and Tiling, namely ensuring all tiles are securely nailed and clipped which is sure required on the Fife coast when a storm blows in.
This new build project was built on the site of a derelict cottage on the outskirts of the village of Shieldhill in Falkirk. Covering over 450sqm of tiling it was not simply verge to verge and included almost every type of roof tiling such as pitched, vertical and low pitched roofs. This was not the only detailing involved as there were many valleys, skews and hip details to work in also. A stunning finish overall.
Falkirk Town Centre
This dwelling in Falkirk town centre required a full roof overhaul of the existing Rosemary Tiled roof.
As an alternative to replacing the roof with Rosemary tiles we recommended the Redland Duo Plain Tiles. The reason being this is an excellent aesthetic equivalent to replacing Rosemary tiles like for like and allows the property to keep the original look. These tiles are larger and therefor less are required, which in turn requires less battens and fixings, reducing the overall material and labour costs. Various samples were provided to our lovely client for a choice of colour.
The roof was reinstated with a full Redland specification using the Redland Duo Plain Tile in Flame colour. The tiles were fitted onto graded tile battens and every tile nailed and clipped to meet the BS5534 standards. The roof wascompleted with a Redland Dry Hip and Ridge system, which are mechanically fitted. This avoids the continual repointing of cement as part of a maintenance program and is more secure against wind uplift.
Beechwood Drive, Glasgow
We loved working on this project. This was a full roof replacement using Redlands Rosemary Clay Classic in Light Mixed Bridle colour tile. The choice of the Rosemary tile was the best for this home as going to a larger profile tile would have been detrimental to the overall style of this dwelling. Notice from the photos the GRP joining strip or secret gutter between this property and the neighbours’, we see so many roofs failing because this area is not is not installed correctly.As well as the re tiling there were also lead dormerroofs installed as well as lead valleys.

Bulloch Crescent & Anderson Drive, Denny
What started off as one strip and re-tile for one lovely couple soon turned into roof replacement domination within a few meters of each other, we ended up giving 4 roofs the Rooftec makeover. When the neighbours saw us in action the demand for our service was contagious!
The age of the roofs in this area have seen them starting to fail with porous tiles and brittle under felt, so the felt secondary barrier was also past it’s best. The tiles used on these projects were Redland Grovebury and Redland Double Roman which left some very happy clients when they seen the finished results. These houses were a standard up and over and most were completed within a week.More happy customers delighted with our fast and efficient service.
Craigievar Avenue, Falkirk
This detached property was in need of a full roof replacement and having had a recommendation from a neighbour these clients gave us a call and we took it from there. A combination of old under felt and porous tiles were causing problems and full replacement was the best solution.Using a Redland Double Roman tiles the roof was fully replaced including the felt, tile battens and counter battens. As with current BS5534 standards every tile was nailed and clipped, we used Redland Innofix tile clips.A great finish that the client was very pleased with.
Greenhill Avenue, Giffnock
This traditional style cottage was in need of some Rooftec love, the Rosemary tiles previouslyon the roof were past their best and a new roof was the only remedy.Once stripped we replaced thefelt with VP400, installed all gradedtile and counter battens,new lead valleys and got to work with the tiling. The replacement tile selected was a Redland Rustic Red DuoPlain. Now this tile was is nota like for like replacement of the Rosemary but itachieves thelook of a smallertile format. The Duo Plain is a larger format tile, which reduces labour and material costs but it has the two-tile segment feature and gives the appearance of two tiles rather than actually installing two smaller Rosemary tiles. This works well to keep the traditional appearance for certain properties. Like all our roofs the BS5534 standards were adhered to ensuring all tiles were nailed and clipped to safe guardwarranties from manufacturers.As well as this we installed adry ridge and hip system, the benefit of this is the need for maintenance to cement joints is removed as the as thehips and ridges are securely fixed. New rainwater goods were also supplied and fitted andas from the photos you can seeand excellent overall finished roof.
Finalist in 2018 NFRC Roofing Awards, Rowanbank, Culross
This 17thCategory B listed building set in the heart of Culrossconservation area was an amazing project to work on, not only steeped in history but currently featuring in the hit TV series Outlander, where the whole town was transformed into a film set.The issue on this property was the tiles were delaminating but combined with the brittle under felt leaks were occurring.
Planning permission was clearly amust and we were pleased thatFife Council in consultation with HES approved our advised specification on the basis it was considered to protect and enhance the character and appearance of the property. We useda SandtoftOld English Natural Red Clay Pantile.From the images its clear the technical challengesof the variations through the ridgelinecaused through structural movement over the centuries. The finishedroof had to be an exact replica in shape to the original we started with which our team achieved despite many unusual shapes to accommodate.
Inside the property the sarking is a ceiling featurewe had to ensure that no nails were visible from inside whichadded an extra time element due to the care and attention required to achieve this to maintain the inside features of such an old property.Also specified as a must was the skews to be replaced like for like with lime mortar along with the crows steps and the eaves of the pantiles.This projectwas complicated asCulross isa tourist magnet, especially in August whilst we were onsite, in addition to our normal Health &Safety practices we often had a banks man in place around the scaffold at peak times (bus tours) as an extra measure and we are sure we have featured as extras in many holiday snaps. Mr Maxwell commented “Thanks to everyone for doing such a good job, the roof really does look great” which was great to hear.The photos illustrate the before and after results.
Weir Street, Falkirk
This lovely cottage in central Falkirk had the full frontelevation replaced, this roof is being done in stages and we can advise you the best way to tackle your roof if a staged approach is better for you.The tile used on this project was a Redland Duo Plain Rustic Red which keeps in very well with the traditional style of this cottage.As with all our projects graded tile battens were used and every tile was nailed and clipped to meet BS5534 standards, this is vital to ensure the manufacturers guarantees are valid.
18 Woodside Grove
Over the years, our roof fascia and soffit boards had been badly weathered and needed replaced.
